Cost factors

The key cost drivers need to be understood if you are planning a high-quality layer farm in Pakistan. There are several cost factors, such as tunnel ventilation, high sealings and wall insulation columns that are necessary for normal bird comfort. Cities where farms are to be built also have a big impact on the overall cost structure of your layer farm. The following are the key cost factors:

1

City/Location

Big cities like Lahore, Islamabad, and Faisalabad often benefit from a cost of 10-15% as compared to Sindh or KPK regions, which can raise material transport and site reparation expenses.

2

Grey Structure And Material Specifications

Choosing high-quality materials can have a big cost impact, as IK roofing sheets vs. PU/PIR sandwich panels can shift cost to PKR 500/sq ft. The thickness and core type of PU/PIR panels can also have a construction cost impact.

3

Automation and supplier technology

We import Turkish automation systems because of their cost-effectiveness and ease of maintenance as compared to German/Italian machines.

Building Smart Layer Poultry Farms That Grow With You

Our advanced engineering and practical on-ground experience make your farm efficient and fully automated. We deal with every project with precision to achieve faster results and the sustainability of your investment.

Commercial Layer Shed Design

We design layer sheds customised to the goals of poultry farmers in Pakistan. Over systems are imported from the Azim Tav company in Turkey, which combines durability and efficiency. These h-type and multi-type case systems are integrated with automatic feeders to streamline your overall operation.

Cost overview

  • Approx. PKR 900 per bird ex-factory
  • Approx. PKR 1,600–1,700 per bird, fully installed and automated

Construction budgets (grey structure only):

  • Lahore: PKR 2,500–3,000/sq ft
  • Karachi & Islamabad: PKR 2,200–2,800/sq ft
  • Interior finishing + HVAC systems: PKR 3,000–3,500/sq ft

Our ventilation systems ensure cross-flow systems for wind chill airflow in the farm. The height of the building is 18.20 ft to manage the internal climate.

Advanced farm units meet efficiency with long-term profit goals. They are made with multi-sided designs, including automated systems, feed distribution and separate logistics areas.

4

Mega Scale Projects - 100,000+ Birds

Mega projects are built on a minimum area of 400ft x 55ft x 18-20 ft to support streamlined operation at sheds. From delivery, consistent output to scalability, our big projects ensure complete layer farm production in one place.

Modern Shed Layer Design Features

A successful layer poultry set involves more design elements than you think. From structural to climatic and technological features, everything is utilised effectively to optimise production and reduce operational costs for our client. Below is the breakdown of important features that lead to high performance layer farm:

Climate Control Systems

In the summer, the temperature in Pakistan commonly goes to 40 °C. Our evaporative cooling with tunnel ventilation gives refrigerated air conditioning and improves thermal comfort.

Structural Design Elements

The shed wings are designed to be taller and wider for efficient ventilation. Circular columns are designed in a double block wall that acts as a thermal break. A separate generator room, vaccine room, and staff kitchens are designed as per the Punjab livestock authority models.

Automation And Equipment

From selecting the durable cage system with automatic collection conveyors to manure belts and cage washing systems, we ensure you get all automation and equipment in one place from us.

Biosecurity Infrastructure

A perimeter double gate entry for security and a staff shower in/ shower out facility is installed to ensure a streamlined process under your farm. Partitions are designed to minimise bird contact and prevent dirt accumulation.

Case Studies And Projects

Poultary Farm Construction

Faisalabad - 50,000 Bird
Layer Facility

Completed about 50,000 bird layer farm with 300ft tunnel ventilation system and separate storage wing.

The project resulted in a 26-month ROI projection by reaching a stable 94% daily lay rate.

Karachi - 20,000 Bird
Pilot Unit

Design this mini-scale layer farm project within just one month. The coastal and humid climate of Karachi was a challenge,

but the farm maintenance gave an impressive rate exceeding 90%.

Chakwal District - 30,000 Bird Environmental Controlled Layer Farm

Developed an automation-based farm with standardised security given in mind, in Chakwal’s semi-arid climate.

Design and farm layout contributed to stable egg yield and competitive cost control.

Construction Process And Timeline

A multi-face construction process requires careful consideration of all aspects involved from start to finish. Our core construction process is fast, functional, and efficient, helping your farm to align with global standards. Look into a detailed overview of the construction process and timeline:

Planning And Designing

This phase involves a site visit and capacity planning to verify your area’s suitability and utilities. Our structural and design team integrates the feasibility report from the Turkish OEM into detailed drawings.

Construction And Installation

Our team typically takes 1-3 months for the complete grey structure, including feed storage and other essential blocks. The other 10 to 12 weeks are utilised for tunnel pad foundation and fan wall framing. Then, imported machinery is installed by our tech team in the minimum time possible.

Commissioning And Training

The equipment is tested for 5 days, and then we train your farm staff for cage use, temperature logbooks and emergency procedures. We offer you an after-sales report with spare part availability in case you need it in future.

Service Areas In Pakistan

Our service model is designed according to the unique environmental and regulatory needs in all major cities of Pakistan. The cost, logistics and operational elements can vary for different cities.

Punjab Province

Major cities in Punjab province, such as Lahore, Faisalabad, and Multan, have strong market access and faster regulatory approvals. The grey structure cost in Lahore can reach between PKR 2500 to 3000 per sq ft. Other districts like Gujranwala and Bhawal can have lower costs due to reduced transport and Labour rates.

Sindh Province

The Sindh region, such as Karachi and Hyderabad, has similar design and construction farms, but we also focus on flood-resistant plans and site micrograding where needed. We also incorporate water systems and larger storage tanks that add 5-7% structural cost as compared to Punjab.

KPK and Balochistan

Peshawar, Quetta, and other areas in these provinces need further specifications to handle local conditions. The seismic zone-compliance and tubewell water storage tanks can cost 5-7% higher than in Punjab.

Frequently ask questions

Why are prices different for each city?

The location has a big impact on the costs of a layer farm, and for a good reason. Soil reinforcements, utilities and water sourcing are different in each district. You can get bulk rates in Punjab that allow a lower unit cost as compared to remote sites.

What is meant by grey structured vs. complete civil?

Both terms are different stages in the building process of a layer farm. The grey structure framework of the shed includes RCC block, masonry, roof framing, etc, while the complete civil structure covers boundary wall, labour quarters, septic tank and drainage systems, etc.

What is the timeline of the layer farm at your company?

The duration of building a farm depends mainly on project size, site conditions and the quantity of your birds. A project of 100,000 Birds can typically take 4 months to be fully operational.

Why are tunnel ventilation and cooling pads important?

Both are proven systems for maintaining optimal shed conditions, mainly in hot regions in Pakistan. They help control temperature by 6-8 °C, improving health and productivity. These systems' scientific baking proves better air exchange and overall welfare.

Do I have to get any permits?

Yes, you have to obtain a NO Objection Certificate NOC or a licence from the Livestock and Dairy Development Department. The construction must comply with provincial poultry bylaws according to the Punjab Poultry Production Act 2016.
